Top Plate Sealing

Top plates are the hidden part of the walls in your building that end in the attic. Modern building standards call for caulking the drywall (or other wall finish system, such as panelling) to the top plate to prevent air infiltration / exfiltration to the unconditioned space. Unfortunately, not many drywall installers take this step, and worse, not many designers specify that it be done. Standards are not code, they are only recommended procedure.

 

We can retroactively seal the top plates after the building is complete, even while it is occupied, as this short video demonstrates.
